HMDA land auction 2026 | Hyderabad, October 26 (Maxim News): The Hyderabad Metropolitan Development Authority (HMDA) has announced a fresh round of land auctions, targeting revenue of ₹2,000 crore through the sale of 114 plots across prime locations in and around Hyderabad.
The auctions are scheduled for November 12, 20, 23, 25 and 27, according to the notification details reported.
The auction covers several high-value locations, including the Neopolis layout in Kokapet, Banjara Hills, Bachupally, Inmulnarva, Aminpur, Kapra and Suraram. The move comes after the Telangana Industrial Infrastructure Corporation (TGIIIC) reportedly secured record prices in a recent land auction at Rayadurgam.
HMDA land auction 2026 | Kokapet Neopolis and Banjara Hills plots command high reserve prices
Among the major properties listed is a 4.59-acre parcel identified as Plot No. 17 in the Kokapet Neopolis layout, for which HMDA has fixed a reserve price of ₹120 crore.

In Banjara Hills, eight plots in Hakimpet village under Survey No. 102/1 have reportedly been included in the auction. The plots range from 1,084 to 1,437 square yards, with a reserve price of ₹2 lakh per square yard.
The Banjara Hills land has previously been the subject of objections from members of a society who alleged that the property overlapped with their land.
An earlier auction proposal involving approximately eight acres under the same survey number was reportedly stalled following the objections. The latest report says the Revenue Department has dismissed the claims, allowing the auction process to move forward. The status of any related legal proceedings or outstanding disputes requires confirmation.
Other high-value properties include a 1,815-square-yard plot in Rayadurgam Khalsa village with a reported reserve price of ₹1.75 lakh per square yard, and an 8,591-square-yard parcel in Kokapet with a reserve price of ₹1.50 lakh per square yard. A 3.15-acre plot in Moosapet, near Kukatpally, has a reported reserve price of ₹99 crore.
Auctions planned across multiple layouts
The notification reportedly includes 50 plots in Bachupally and 45 in Inmulnarva, alongside properties in Aminpur, Kapra, Suraram and other locations. Reserve prices for plots outside the high-value Banjara Hills category range from ₹15,000 to ₹55,000 per square yard, according to the report.
The auctions are expected to attract investors and developers seeking land in Hyderabad’s expanding real estate market. However, reserve prices represent the minimum prices set for auction and do not guarantee the final sale value or the revenue HMDA will realise.
Government land sales draw criticism

The fresh auction plan comes amid criticism over the state government’s reliance on land sales to raise funds while questions persist about the financing of major infrastructure and development projects.

Supporters of monetising public land may view the auctions as a way to mobilise resources for development. Critics, meanwhile, question whether repeated land sales are a sustainable source of revenue and argue that the government should clearly explain how the proceeds will be used.
The ₹2,000-crore target will ultimately depend on bidder participation, the prices achieved and the successful completion of the auction process.
