Land Pooling Scheme Phase One—Consent Sought From Land Owners

Hyderabad, Nov.7 (Maxim News): The Government of Telangana approved Hyderabad Metropolitan Region Land Pooling rules in 2017 to promote and facilities planned development in Hyderabad Metropolitan Region.

The HMDA issued a public notice on 02-05-2019 and on 16.06.2019 inviting applications from interested land owners to give their consent / willingness to participate in land pooling scheme.

In order to promote efficient, sustainable and equitable development in urban Areas, Land Pooling is an efficient mechanism/ tool for planned development as per Master plan.

The Land Pooling Scheme gives an option to farmers to become partners in development process and they are not deprived of their land.

The Land Pooling Scheme is regarded as one of the best readjustment techniques for planned provision of urban environment, infrastructure and supply of urban land without external investment. The concept of land-pooling is a group of land owners together pool their land for development purposes, join hands with HMDA which act as a facilitator.

The HMDA proposed to take up massive Land Pooling Schemes in Hyderabad Metropolitan Region and to undertake Land Pooling Scheme as Phase-I in following Two locations: Pratapsingaram (V) & Korremula (V) Ghtakesar (M), Medchal – Malkajgri Dist 1575 Acres, Mokila (V), Shankerpally (V), Ranga Reddy (Dist) 456 acres.

Notification was issued for above schemes for declaration of intention to undertake Land Pooling Scheme and calls for consent Applications from willing land owners in Form 2 expressing consent to participate in the land pooling scheme.

Some of the Salient Features of the Land Pooling Scheme are: The farmers shall get the brand of “developed by HMDA” they will get increase of market value compared to other lands; The farmers will get well serviced housing plots with world class infrastructure like Water Supply, Electricity, Sewerage, Parks, Sewerage Treatment Plants (STPs) etc., they can sell or build as per their requirements.

The farmers will get reconstituted land from the HMDA which enhances value and salability; The farmers will get proportionate regular /well developed land with proper access in lieu of irregular land without access, it will increase the market value of the land; The Land Pooling Scheme is a public participatory mechanism every farmer will get their fare proportionate and equitable land; The land pooling scheme will help to develop and expand the city in a planner manner by increasing the supply of fresh land; The approval of building permission will be processed quickly without any difficulty.(Maxim News)
