Shah Rukh Khan to Receive Rs. 9 Crore Refund for His Bungalow Mannat

The Maharashtra government is expected to approve a petition from Bollywood actor Shah Rukh Khan, requesting a refund of around Rs 9 crore. This amount, according to Khan, was overpaid to the Mumbai Suburban District (MSD) collector for the land where his residence, ‘Mannat,’ is located.

Details of the Property

Mannat,’ the famous bungalow in Band Stand, Bandra West, is jointly owned by Shah Rukh Khan and his wife, Gauri Khan. The property is built on a plot of land that was originally leased to the previous owner by the state government. After receiving approval from the government, the property was sold to the Khans, and the land was officially transferred to their names through a registered agreement.

The land, which covers an area of 2,446 square meters, was leased to the original owner, but the Khans later decided to take advantage of a government policy. This policy allowed them to convert the leased property (Class 2) into full ownership (Class 1), which would provide them with complete legal rights to the land.

The Overpayment Issue

In March 2019, Shah Rukh and Gauri Khan paid 25% of the ready reckoner price, which amounted to Rs 27.50 crore, to complete the conversion process. However, after some time, the couple realized that there had been an error in how the conversion fee was calculated.

According to sources, the state government had unintentionally used the value of the bungalow, rather than just the land, in calculating the fee. This mistake led to an overpayment by the Khans. The error was noticed in September 2022, prompting Gauri Khan to formally request a refund for the excess amount.

Refund Request and Approval Process

Following Gauri Khan’s representation to the MSD collector, the request for a refund of Rs 9 crore was forwarded to the state government. Once the state government approves the petition, the excess amount paid by the Khans will be refunded.

Sources have confirmed that the approval process is underway, and once it is granted, Shah Rukh Khan and Gauri Khan will receive the refund.

This move marks an important step in resolving the payment issue related to the land beneath ‘Mannat,’ with the refund expected to be processed soon.
