Hyderabad Land Prices: Raidurg Plot Sets Rs. 264 Crore Record

Hyderabad, August 21: Hyderabad land prices have reached a new high after an acre in Raidurg sold for ₹264 crore. The Telangana Industrial Infrastructure Corporation conducted the latest auction in the city’s IT corridor.

The record sale took place at Pan Maktha in Raidurg. The plot falls under Survey Number 83/1. TGIIIC offered 5.25 acres at the latest auction. The land fetched ₹264 crore per acre.

The deal marks another sharp rise in Hyderabad land prices. It also highlights strong demand for premium commercial land in the western part of the city.

The latest auction surpassed the earlier record from the same location. In May 2026, TGIIIC auctioned 6.29 acres under the same survey number. The land fetched ₹237 crore per acre.

Hyderabad Land Prices Rise With IT Corridor Demand

The latest price also exceeded the ₹204 crore per acre rate recorded in June 2026. TGIIIC had then auctioned another 5.09 acre parcel from Survey Number 83/1.

Earlier, an October 2025 auction in Raidurg had set a rate of ₹177 crore per acre. The repeated auctions show a clear upward trend in Hyderabad land prices.

Raidurg benefits from its location within Hyderabad’s major technology and business corridor. The area lies close to Mindspace, Knowledge City, Gachibowli and the Financial District.

These locations host major technology companies and commercial developments. They have also attracted office projects, residential developments and supporting infrastructure.

Meanwhile, the availability of large government land parcels remains limited in established business districts. This scarcity has helped drive competition during government auctions.

Relaxed building height norms have also increased the development potential of premium plots. Developers can consider larger commercial projects on strategically located parcels.

The auction trend also creates a major revenue opportunity for the Telangana government. Government land sales in high demand areas have generated substantial receipts in recent years.

The latest Raidurg auction further underlines the strong value attached to land in Hyderabad’s western growth corridor. It also reflects continued investor interest in commercial development around the city’s established IT hubs.
