HYDRA Warns Against Unauthorized Farm Plot Sales

HYDRA | Hyderabad, February 18: The Hyderabad Metropolitan Development Authority (HYDRA) has issued a cautionary notice to the public, advising against purchasing plots in unauthorized layouts marketed as farm plots. The agency warned that buyers of such plots may face significant legal and financial troubles in the future.

Illegal Sales in the City Outskirts:

Reports indicate that unauthorized sales of farm plots are occurring in the outskirts of Hyderabad. Despite a ban on the registration of farm plots, complaints received by HYDRA suggest that sales are continuing in certain areas.

A recent complaint to the HYDRA Public Grievance Cell highlighted unauthorized plotting in 1.02 acres of land located in Survey No. 50 of Lakshmiguda village, Rajendranagar Mandal, Ranga Reddy district. Based on multiple complaints, HYDRA Commissioner A.V. Ranganath has urged citizens to be vigilant and avoid such transactions.

Legal Restrictions on Farm Plots

The Telangana Municipal Act 2019 and Telangana Panchayat Raj Act 2018 clearly prohibit the sale of farm plots in unauthorized layouts. According to government regulations, farm land must have a minimum area of 2,000 square meters or approximately 20 guntas.

Furthermore, the government has directed the Stamps and Registration Department not to register such plots. As per Government Order (GO) No. 131, issued on August 31, 2020, no approvals will be granted for residential constructions in unauthorized layouts established after this date.

Violation of HMDA Regulations

Under Hyderabad Metropolitan Development Authority (HMDA) rules, 10% of land in a layout must be designated for parks, while 30% should be reserved for roads. However, complaints suggest that developers of unauthorized farm plots are failing to comply with these regulations, further complicating the situation for buyers.

HYDRA has reiterated its stance that purchasing plots in unauthorized layouts is a risky investment. The authority has urged the public to verify land records and necessary approvals before proceeding with any real estate transactions.
