Hyderabad, June 23 (Maxim News): Chaderghat police arrested a 61 year old habitual offender accused of running a land grabbing, extortion and forgery racket across Hyderabad. Police said Quddus was involved in a pattern of fabricating property documents, filing false cases and extorting money from landowners by threatening them with criminal cases and prolonged litigation.

The case began after businessman Mohammed Najamuddin Shakir of New Malakpet filed a complaint on May 2.

He told police that his family had been in lawful possession of ancestral property purchased by his grandmother, late Amina Bee, through registered sale deeds executed in 1966 and 1967.

According to the complaint, the property later passed to the family through registered gift settlement deeds and a will. Trouble began in 2025 when the family started construction on the land after securing GHMC permission.

Police said Abdul Quddus then falsely claimed ownership over part of the property. Investigators alleged that he used fabricated Hibanama papers and forged stamp documents to create a fake claim over the land.

He then filed civil suits and writ petitions to create confusion and put pressure on the rightful owners.

Fake Hibanama papers used to target property owners

Police said the accused followed a fixed pattern in such cases. He allegedly identified properties listed for sale in newspapers, including Siasat, and also tracked newly built structures.

He then prepared fake Hibanama documents, often using the same forged document number, to stake false claims over those properties.

Investigators said Quddus and his associates would later approach owners and demand money to withdraw the claims. In this case, police said co accused Raja repeatedly visited the complainant’s residence and demanded Rs 10 lakh on behalf of Abdul Quddus. He allegedly threatened the family with false criminal cases if the amount was not paid.

Police said Abdul Quddus and Raja later visited the complainant’s house together and openly demanded money. They also allegedly threatened to foist false murder cases on the complainant if he refused to pay.

During the investigation, police found that Abdul Quddus had earlier worked in the seeds and pesticides business in Guntur district.

They alleged that he later shifted into land fraud with the help of associates and used forged documents to target property owners in Hyderabad.

Based on credible information, Chaderghat police tracked him to Bengaluru after learning that he had gone into hiding. A special team reached the city after obtaining permission from senior officers. Police arrested him on June 22 at his son’s residence in Ganganagar, Bengaluru.

Investigators said the accused is already linked to multiple criminal cases registered at Madannapet, CCS Hyderabad and Chaderghat police stations. Police estimate that he extorted nearly Rs 40 lakh from different victims through similar land disputes.
