Hyderabad: Cellars Ban in Multi-Story Buildings!?

Hyderabad, September 10: The government is considering a ban on the construction of cellars in multi-story buildings.

This decision stems from growing concerns about the safety and environmental impact of these underground parking spaces.

One major issue is the difficulty in managing rainwater infiltration into cellars during heavy rains.

This often requires costly pumping operations to prevent flooding. Additionally, deep excavations for cellars can lead to soil instability, increasing construction costs and potentially compromising structural integrity.

Hyderabad to Ban Cellars?

The government has already identified earthquake-prone zones in Hyderabad, and experts warn that cellars in these areas pose a significant safety risk.

The government aims to mitigate these hazards and improve overall urban safety by prohibiting cellar construction.

To provide alternative parking solutions, officials are exploring the possibility of allowing stilt parking structures. This design involves elevating the building on columns and creating open space underneath for parking.
The government is considering permitting any number of stilt floors, offering flexibility in building design.

While residential builders have shown interest in stilt parking, commercial developers have expressed reservations.

Ground floor spaces are highly sought-after for commercial use, and many believe that dedicating this area to parking would result in financial losses.

To implement this policy change, the government plans to amend the Municipal Act to regulate building permits and construction practices.

Officials are optimistic that these reforms will address the concerns surrounding cellar construction and promote safer, more sustainable urban development in Hyderabad.
