The Housing Department has issued notifications to conduct a housing shop auction for commercial units in double bedroom housing complexes across Hyderabad, Rangareddy, and Medchal Malkajgiri districts. The move aims to address maintenance challenges faced by residents in these complexes.
In total, 1,242 commercial shops will be sold through the housing shop auction across the three districts. Officials said the open public auction in Rangareddy district will take place on April 9 and 10. Meanwhile, a few shops in Sangareddy are also set to be auctioned, and a notification for those is expected soon.
The commercial shops were originally constructed on the ground floors of double bedroom housing complexes built by the BRS government. The plan was to generate rental income to meet monthly maintenance expenses of these large residential buildings. However, many of these shops have remained vacant for months. As a result, residents have struggled to cover maintenance costs.
Meanwhile, BRS MLA KP Vivekanand raised the issue during the budget session in the Assembly. He suggested that the government should rent out the shops so residents could manage maintenance expenses. However, the Housing Department chose a different approach.
Officials explained that earlier attempts to rent or lease these shops created problems. In many cases, tenants paid rent for a few months and then stopped payments. Later, some tenants allegedly used political influence to avoid paying rent for years. They also approached courts and secured stay orders, which made recovery difficult.
Therefore, the department decided to proceed with a housing shop auction instead of leasing the units. This approach aims to avoid legal issues and ensure a steady revenue source. The funds generated from the auction will be deposited in a joint bank account. Local municipal officials and residents’ association members will operate this account.
Officials said the upset price for the shops in Rangareddy district ranges from Rs.1,500 to Rs.5,000 per square foot, depending on the location. The department expects to generate around Rs.300 crore through the auctions across the three districts.
Overall, the housing shop auction is seen as a step to resolve long standing financial issues in double bedroom housing complexes. It also aims to provide a sustainable solution for maintenance funding.
