Telangana Land Market Values Revised Across State

Hyderabad, June 4: The Telangana government has finalized new market values for lands, plots, and apartments across the state. The revised rates, including those for Hyderabad, will come into effect from June 5.

The Registration Department completed the valuation exercise in nearly 92,000 areas after a field level study. Officials considered prevailing market prices, infrastructure, growth corridors, and local conditions before recommending the revisions. The updated values were uploaded to the official portal on Thursday.

The government increased land values in several locations where official rates remained significantly below open market prices. In some areas, values have risen by up to 100 percent. However, rates remain unchanged in locations where government values already reflect market conditions.

Officials estimate the revision will generate an additional Rs 1,200 crore in annual revenue for the state.

The highest increases were recorded in rapidly developing areas around Hyderabad’s Outer Ring Road. In several suburban locations, market prices range between Rs 50,000 and Rs 1 lakh per square yard, while government values remained below Rs 15,000. As a result, rates were revised sharply upward.

In villages recently merged into GHMC limits, land values have doubled in some cases. In one such area, the value per square yard increased from Rs 2,100 to Rs 4,200.

Premium localities such as Jubilee Hills saw only a modest revision. The market value there increased from Rs 80,000 to Rs 90,000 per square yard. In contrast, most Old City areas recorded increases of only 10 to 20 percent.

Agricultural land values along major growth corridors such as Tellapur and Shamshabad have been revised by up to 100 percent. In Kokapet, a major real estate hub, the government value of an acre increased from Rs 4 crore to Rs 8 crore.

Similarly, agricultural land values in Ibrahimpatnam and other developing areas have doubled. In locations outside the ORR, rates increased from around Rs 20 lakh per acre to Rs 40 lakh per acre.

Outside Hyderabad, agricultural land values in cities such as Warangal and Khammam are set to rise by 50 to 70 percent. However, revisions remain limited in districts where land prices are already high, including Karimnagar.

The government also revised apartment values within Hyderabad. In most areas, flat rates increased by 10 to 20 percent. In localities such as Uppal, Bandlaguda, Habsiguda, Kothapeta, and Nacharam, the government value for apartments increased from Rs 2,500 to Rs 3,000 per square foot.

The review committee found significant gaps between official and market prices in several areas. In Darussalam, where private market rates far exceeded government values, authorities revised the land value from Rs 32,200 to Rs 50,000 per square yard. Apartment values there increased from Rs 4,000 to Rs 5,000 per square foot.

In Kodandaram Nagar Colony, Vanasthalipuram, the value per square yard increased from Rs 20,300 to Rs 25,000 following the review. However, in most villages, existing rates for plots and agricultural lands remain unchanged despite revisions in mandal headquarters.
