Hyderabad: Congress to Auction 400 Acres Land in Kancha Gachibowli

The Congress government in Telangana has confirmed that it will auction 400 acres of government land in Kancha Gachibowli, located in Serilingampally mandal. This follows earlier claims by the Bharat Rashtra Samithi (BRS) in December, which said that the Congress government was planning to sell government land in the capital region—a claim now proven to be true.

At first, the Congress government denied these claims in the Assembly. However, recent announcements show that the land in Kancha Gachibowli will be auctioned through the Telangana Industrial Infrastructure Corporation (TGIIC), a government agency in charge of industrial development.

Land Value and Auction Process

Experts in real estate believe the land is worth about ₹80 crore per acre, which means the state government, facing financial issues, plans to raise a significant amount of money from this sale. The TGIIC released a Request for Proposal (RFP) on February 28, asking agencies to help create a master plan for the 400-acre site. This plan will guide the auction, aiming to make the most of the land’s development potential.

The plan will include residential and commercial buildings, along with public spaces such as parks, walking paths, cycling trails, and eco-friendly parks. The plan will also take into account any construction height restrictions, especially due to the nearby airport and its air funnel zone.

Location and Development Opportunities

The land is located in a well-established area, which is home to IT/ITES companies and residential projects. It is 7-8 km from Cyber Towers, 15-18 km from Punjagutta, and about 33 km from Rajiv Gandhi International Airport. Given its strategic location, the land is highly suitable for real estate development.

The TGIIC plans to auction the land in five phases, with the help of consulting agencies that will assess its value, market it, and manage the auction process.

Government’s Change in Position

This decision contradicts earlier statements made by Revenue Minister Ponguleti Srinivas Reddy, who had denied the sale of government land, calling it a “transfer” from the Revenue Department to TGIIC. However, the RFP clearly shows that the land will be sold through an auction, exposing the government’s earlier stance as incorrect.

This move has raised concerns about the transparency of the process and whether it aligns with the government’s earlier promises to the public.

The auction of the Kancha Gachibowli land is an important step for Telangana’s real estate and infrastructure sectors, and it is expected to have a significant impact on the local economy and urban development in the area.
