The latest auction held on Friday fetched ₹1,447.22 crore for a 5.38-acre plot. The land was auctioned at ₹269 crore per acre, marking another record realisation for the Raidurg corridor.
The result follows the auction of Plot P1 last week. The 5.25-acre plot fetched ₹1,386 crore at ₹264 crore per acre.

Together, the two auctions generated ₹2,833.22 crore from 10.63 acres. The average realisation stood at around ₹266.53 crore per acre.
The latest auction represented a premium of around 52.3% over the reserve price. The two auctions also achieved realisations above ₹260 crore per acre within a span of just one week.
TGIIC officials said the strong price discovery reflects sustained investor confidence in the Raidurg corridor and Hyderabad’s long-term growth prospects.
The corridor has emerged as a major business destination due to its connectivity, expanding commercial ecosystem and proximity to key IT and business districts.
TGIIC also said 25% of the auction value from Plot P1 has already been received as the first-stage payment.
Strong Investor Interest in Hyderabad
TGIIC Vice Chairman and Managing Director K. Shashanka, IAS, said the auction results demonstrated continued investor confidence in Hyderabad and Telangana.
He said the strong realisations showed the demand for strategically located land and the value that can be unlocked through transparent and competitive price discovery.
Shashanka also attributed the outcome to the Telangana government’s investor-friendly policies and sustained infrastructure development.

The auctions were conducted through the MSTC e-auction platform. JLL served as the exclusive transaction advisor and supported TGIIC with market positioning, investor engagement and price discovery.
The combined auction outcome marks another major milestone in Telangana’s efforts to monetise strategic public assets through transparent and market-driven processes.
The latest Raidurg land deals are also expected to strengthen Hyderabad’s position as one of India’s major destinations for business, investment and commercial real estate.
